How long does a residential strip-out take?

A single kitchen or bathroom strip-out usually takes one to two days. A whole-home soft strip on a three-bedroom home runs three to five days depending on how much comes out — flooring, joinery, ceilings, linings and services all add time. A full structural demolition of a small extension or garage typically takes a week once bins, propping and safety setup are included. Knock-down rebuilds are handled by full-demolition contractors we can recommend. Every quote includes a program so you know what to expect day by day.

Do I need council approval for demolition?

Internal soft strips generally don't need approval, but any external demolition, removal of a wall, or full structural demolition usually requires either Complying Development approval or a DA depending on your council, the size of the works and any heritage or overlay considerations. If asbestos is present, the removal itself is separately regulated under NSW WHS and SafeWork requirements. We can talk you through what's likely to be required based on the scope, and coordinate with your certifier or draftsperson before we start.

How do you handle asbestos?

Any home built before 1990 in Sydney is likely to contain some asbestos — in eaves, wall sheeting, vinyl backing, fences or bathroom linings. We arrange an accredited hygienist to inspect and test where needed, and we engage licensed asbestos removalists to safely remove and dispose of any material to a licensed facility, with the appropriate documentation. We never cut, drill, sand or disturb suspected material without testing it first. You're given the clearance certificate at the end so there's a paper trail for your records and any future buyer.

Can demolition be done while we still live upstairs or next door?
