Service Overview

Stairs & Fix Outs done properly.

Stairs and fix out are the two stages that decide how a finished home actually feels. A staircase sits at the centre of the home and is used every single day, so its proportions, its handrail, its treads and the way it lands need to be right. Fix out is everything the client touches — doors, skirtings, architraves, wardrobes, hardware and detail trims — and it either lifts the whole home or drags the finish down. We treat both as one combined package because they share the same standard of craft and the same crew of finishing carpenters.

We build custom timber staircases and deliver full interior fix out on new builds, custom homes, duplexes, granny flats and full renovations across Sydney. That means stringer stairs cut clean, balustrades set plumb, treads and risers scribed tight, doors hung so they close with one finger, skirtings mitred so the joins disappear, architraves scribed to slightly out-of-square openings, and hardware set at consistent heights across the entire home. It is slow work done properly, not fast work done twice.

Why this service matters

The staircase is often the first architectural feature you notice when you walk into a two-storey home, and fix out is what your hand touches every day. When stairs and fix out are done well you don't notice them; when they're done poorly you notice nothing else — squeaky treads, wobbly handrails, gappy skirtings and doors that catch.

When homeowners and builders need it

Stairs and fix out follow plaster, painting undercoat and second-fix plumbing and electrical. Homeowners usually engage a stairs and fix out crew when the plasterer finishes and before the painter comes back for top coats, or during a renovation once new internal walls are lined and the stairwell opening is framed and lined.

Choosing a contractor

Common mistakes we help clients avoid.

  • Leaving staircase design as an afterthought — poor rise/going ratios make a staircase feel cheap and uncomfortable for the life of the home.
  • Using a general framer to build finished stairs — finished stringers, treads and handrails are joinery, not framing.
  • Letting a generalist chase the fix out for speed — small errors on 30 doors add up quickly.
  • Choosing the cheapest door and hardware pack and expecting a premium result.
  • Skipping proper packers and shims behind jambs, causing doors to drop within months.
  • Painting before stairs and fix out are finished, which forces cut-ins and touch-ups everywhere.
  • Not allowing enough tolerance in long runs of skirting through wet Sydney summers.
Why experience matters

The benefits of hiring experienced carpenters.

  • Straight, silent staircases with even treads and comfortable rise/going.
  • Balustrades and handrails that meet the BCA and feel solid to grab.
  • Consistent reveal gaps around every door in the house.
  • Skirtings and architraves with hairline joins that hold up over time.
  • Hardware set true so latches, hinges and rollers work smoothly for years.
  • Wardrobes and built-ins that sit plumb and open without rubbing.
Our Approach

How Platinum Carpentry Group completes this service.

Stairs start with a full site measure — floor-to-floor heights, opening size, headroom and any bulkheads — before we set out the rise, going and stringer profile. Treads and risers are cut from stable, kiln-dried hardwoods and glued and screwed into housed stringers so they never squeak. Handrails and balustrades are set out to comply with the BCA (heights, gap sizes and load), then finished to match the aesthetic — modern square profiles, classic turned balusters, or feature timber panels. For fix out, we measure every opening, check for out-of-square frames from the earlier build, and scribe our jambs and architraves to match. Doors are hung on three hinges (four on solid core), packed correctly at the strike, and adjusted so the gap along the top and both stiles is consistent. Skirtings are scribed into corners rather than mitred where movement is likely, then glued and pinned so they don't gap in summer.

Stairs and fix out are different from framing because they are judged by the eye and by the hand, not just the level. A staircase can be within tolerance and still feel wrong if the rise/going isn't comfortable or the handrail is at the wrong height, and a frame can be plumb but still look average at fix out if the carpenter doesn't scribe, pack and pattern correctly. It's a detail trade where craft matters more than speed.

Common Problems We Solve

Genuine issues clients bring to us — and how we solve them.

Squeaky or bouncy stairs

Housed stringers, glued and wedged treads and correct fixings eliminate movement for the life of the home.

Wobbly or non-compliant balustrades

We size, fix and load-test every balustrade to meet the BCA before hand-over.

Doors that drop within months

Correct packing and hinge spec stop the drop before it starts.

Gapping skirtings in summer

Scribed corners and correct expansion tolerance keep long runs tight all year.

Inconsistent hardware heights

We batch and template so every door in the house reads the same.

Poor scribes into brick, tile or stone

Careful hand scribing where fix out meets other trades avoids ugly caulk lines.

Professional Standards

Benefits of Professional Carpentry.

A premium staircase and a sharp fix out lift the perceived value of the entire home and quietly protect the trades either side of them. Comfortable stairs, doors that latch cleanly, wardrobes that align, and skirtings without gaps mean fewer defects at hand-over, happier clients and less warranty work down the track.

Our team is fully licensed in NSW (Licence 295229C), insured, and delivers every project to the National Construction Code and relevant Australian Standards. Structural integrity, weatherproofing and compliance aren't extras — they're the baseline we work to on every Sydney site.

Frequently Asked Questions

Common questions about stairs & fix outs.

How long do stairs and fix out take on an average Sydney home?

A single-storey home with 20 to 30 doors, standard skirting and architraves, and a few built-in wardrobes usually takes our crew two to three weeks of fix out. A two-storey home adds another one to two weeks for the staircase, balustrade and upper-level fix out. A larger custom home with feature panelling, more wardrobes, a signature staircase and detail work like bulkheads and window seats can stretch to five or six weeks in total. We give you a fixed programme with the quote and update it weekly so your painter and cleaner can plan around it.

Do you design and build the staircase or install one that's been ordered?

Both. Most of our staircases are designed and built by us from scratch — we take the floor-to-floor height, opening size, headroom and architectural brief, then produce a stair that suits the home in proportion, timber and balustrade style. We also install pre-fabricated staircases where the architect or client has already specified a manufacturer. In either case we handle the setout, the structural connections, the balustrade compliance, and the finish so the stair is ready to be sanded and coated by the painter.

Do you supply the doors and hardware or do we?

Either works. Many of our clients supply their own doors and hardware, especially where they've been specified by an architect or interior designer, and we handle the install. Just as often we supply the whole fix out package because we get trade pricing on Corinthian, Hume, Gainsborough and Bellevue ranges and can coordinate delivery to site so nothing holds up the program. Supplying yourself gives you full control of the aesthetic; letting us supply usually saves time and reduces the risk of ordering errors, missing hardware, or the wrong door swings turning up on site.

Can stairs and fix out be done while we're living in the house during a renovation?

Yes, and we do this regularly on Sydney renovations. We work in defined zones, seal off dust with plastic and zip walls, and keep the areas you're using free of tools at the end of each day. Where we're replacing an existing staircase we sequence the work so there is safe access between floors at the end of every day — temporary treads and handrails if required. Doors are hung one area at a time so you're never without a functioning bedroom or bathroom overnight. If you're staying, tell us early — we'll structure the program so noisy stages happen while you're at work and finish work happens quietly.

How much does a full home stairs and fix out package cost?

Stairs and fix out are quoted per home because they depend heavily on the staircase design and timber, the door count, the hardware level, whether wardrobes are included, and how much detail work like panelling, bulkheads and feature trims is in the design. As a rough guide, a standard three-bedroom Sydney home with a straight timber staircase, quality doors, hardware and built-in robes usually sits in the tens of thousands, and a large custom home with a feature staircase can be significantly more once detail joinery is added. We provide a fully itemised quote so you can see exactly what each element costs and adjust before we start.
